How commercial bridging differs

Loan-to-values are usually lower than on residential — often 65% to 75% on semi-commercial and 60% to 70% on pure commercial — and lenders look closely at the tenant, the lease and the location. Rates sit a little above residential bridging to reflect that.

Almost all commercial bridging is outside the FCA's regulated mortgage regime, which means the protections that apply to a loan on your own home do not apply. We will tell you where you stand before anything progresses.

Your exit matters most

Lenders want to see how the bridge gets repaid — a commercial term loan, a sale, or refinancing once a tenant is in place and the income is proven. A credible, evidenced exit does more to secure good terms than anything else on the application.

Can I bridge on a vacant commercial property?
Yes. Vacant and part-let property is routine for bridging lenders, where it is difficult for a term lender. Pricing reflects the lack of income and the strength of your exit.
How much deposit do I need?
Typically 25% to 40% of the value depending on the asset type and the tenant position. Additional security can reduce what you need to put in.
Is commercial bridging regulated?
Generally not. Bridging on commercial and investment property sits outside the FCA regulated mortgage regime, so the protections applying to a residential mortgage will not usually apply.
Will comparing affect my credit score?
